Denver – Nexus Commercial Realty, LLC, has closed on the sale of the Myrtlewood
Apartments, a 12,308 SF multifamily property for the sale price of $2,020,000. Austin Smith
of Nexus represented the Seller, Double D Apartments LLC, Sean Holamon represented the
buyer, IH Holdings 12 LLC. Nexus found this deal off the open market and presented the
value add opportunity to the buyers who had previously expressed interest in this type of
acquisition.
1021-1041 S Eliot Street is a 16-unit multifamily property consisting of 8 two bed units, 7 one
bed units and 1 studio. The two bed units are 900 SF and the one beds are 700 SF. The
property is individually metered for electric and includes ample parking for the tenants.
The Myrtlewood Apartments is conveniently located in south Denver close to the intersection
of W Mississippi Ave and S Federal Blvd.
The buyer plans to renovate all units, make exterior upgrades and increase the value of the
property.
