HENDERSON, NevadaMatter Real Estate Group, a community-minded development firm, has started construction on the 200,000-square-foot second phase of Matter Park @ West Henderson, scheduled to open summer 2022. When completed, the $90 million development will span 37 acres with seven buildings offering office, flex and showroom space, in addition to warehouse and distribution space.

On a highly visible site in the emerging West Henderson submarket, adjacent to the new Las Vegas Raiders headquarters and training center, the second phase will bring Matter Park @ West Henderson to a total size of 500,000 square feet. The modern, high-image office and warehouse business park at the southwest corner of Executive Airport Drive and Sunridge Heights Parkway features convenient access to I-15 via the Starr Interchange and St. Rose, with close proximity to the Anthem and Inspirada communities and Henderson Executive Airport.

“The demand for the first phase has demonstrated that there is a tremendous amount of growth and interest in this area and in what Matter Park @ West Henderson has to offer,” said Tom van Betten, vice president of strategic partnerships at Matter Real Estate Group. “The second phase will deliver more opportunities for businesses to take advantage of this strategic location in West Henderson.

Matter Park @ West Henderson’s 300,000-square-foot Phase I is 98% leased with majority of leases signed over the last six months. Previously announced tenants include Safe Life Defense, Carmine’s Pizza Kitchen and the Las Vegas Raiderettes. Safe Life Defense has leased the entirety of Building 3 at Matter Park @ West Henderson at 137,000-square-feet and the space will be built with the custom elements necessary for the Body Armor manufacturing company to continue its growth. Carmine’s Pizza Kitchen will have a 3,266-square-foot space with an indoor dining room and patio connected by a roll-up garage door. Matter Park @ West Henderson will also be home of Las Vegas Raiderettes’ 12,000-square-foot headquarters and practice center.

Matter Real Estate is developing several projects in the Las Vegas Valley, including the company’s much-anticipated UnCommons project, a fully financed, first-of-its kind mixed-use development opening early 2022 in southwest Las Vegas. The $400-million development is designed for the modern workforce’s desire for a workplace that enhances their lives through rich amenities, open space and connectivity. The company completed Matter Business Park @ Warm Springs in 2019 and Matter Logistics Center @ West Cheyenne this fall. Currently, Matter has more than $500 million in development projects underway in Las Vegas and other major cities including Phoenix, San Diego and Austin, Texas.
