The Howard Hughes Corp. is constructing a nine-story Class-A office building at 1980 Festival Plaza Drive in Las Vegas. The steel-framed, glass-sheathed “One Summerlin” is anticipated to achieve LEED Silver certification from the U.S. Green Building Council. The 197,080-square-foot building will feature high-efficiency air conditioning, waste management, low-water landscaping and recycling programs. One Summerlin will anchor a 106-acre, 1.6-million-square-foot mixed-use development. VCC, Irving, Texas, is the contractor, with Berkeley, Calif.-based ELS Architecture and Urban Design as architect. Scheduled to open in October, the office building is 30% pre-leased with asking rents averaging $3 per square foot full service gross. Tenants include the Howard Hughes Corp. and BusinesSuites. CB Richard Ellis’ Randy Broadhead, Brad Peterson, Darren Lemmon and Amy Lance are the leasing agents.
