Denver –  Nexus Commercial Realty, LLC, has closed on the sale of The Rosa Gardens at 1389 Lansing Street, 12-unit multifamily property consisting of 8,696 SF for the sale price of $1,388,000.  Sean Holamon of Nexus represented the buyer, Corona RJ LLC. This transaction took place off the open market as the buyer was in search of their 1031 exchange replacement property. The buyer was attracted to the job creation in the area and the unit mix of the property.

The unit mix includes 4 two bed units and 8 one bed units, and the property has covered parking. There is a landscaped yard between the two buildings adding additional value for tenants.

Rosa Gardens is conveniently located at the intersection of 14th Avenue and Lansing Street in Aurora, which is near the Colorado Anschutz Medical Campus and new development.

The buyers plan to change the exterior image of the property and make upgrades to the interior of the units then increase rents to market rate.
