A once vibrant pre-recession investment sales market no longer exists, and sales activity has been limited to distressed assets across the board – at significant discounts, says Avison Young. After assessing the damage in 2010, banks and servicers began releasing product to the market in 2011. It is clear that distressed assets in all product types will hit the market in 2012, and perhaps at an even brisker pace now that banks, servicers, and receivers better understand their portfolios and the local market.
