Alex Nemz is an Associate Broker at Premises Commercial Real Estate. He has been in the commercial real estate industry for over seven years in various capacities within the principal, banking, and brokerage sides of the business.
Prior to joining Premises Commercial Real Estate, Alex was a Senior Financial Analyst at CBRE where he worked with a Senior Broker leading a private equity practice focused on advising sponsors and their portfolio companies on how to implement measurable real estate strategies to improve operating performance, cash flow and EBITDA. In that role, Alex supported analytics, real estate feasibility assessments, strategy development, transaction management, financial analysis and document review. He prepared models for a range of deliverables, including market plans, scenario options, process improvements, management practices, and business unit communication.
Alex began his career in commercial real estate as a Financial Analysist for a real estate investment and property management company based in Chicago. In that role, Alex created operating and capital improvement budgets with cash flow projections/performance for 40 multifamily communities across the U.S. He worked with the acquisitions group in the underwriting of potential transactions by performing financial due diligence and creating operating budgets to ensure it met institutional investor requirements.
Alex received his Bachelor of Business in Finance from DePaul University. In his free time, he enjoys spending time with his wife and dog and can be found playing tennis, golfing, hiking, and snowboarding.
