CBRE Secures New Tenant at Synergy Medical Center in Southeast Denver

CBRE announced that Colorado Cardiovascular Surgical Associates, P.C. has leased approximately 6,000 square feet at Synergy Medical Center, a 102,000-square-foot Class AA medical office building under construction adjacent to the HealthONE Swedish Hospital campus in Englewood, Colo.

CBRE’s Dann Burke and Stephani Gaskins represented the developer, CC 2.5 Owner, LLC.

Colorado Cardiovascular Surgical Associates is the third tenant to lease space in the building. The practice specializes in vascular surgery and currently operates out of four Colorado locations in Denver, Lone Tree and Lakewood. It will relocate its Denver location at 950 E. Harvard Ave. to Synergy Medical Center in the second quarter of 2021.

Located at 500 E. Hampden Ave., Synergy Medical Center is situated directly across from the main entrance of Swedish Medical Center and nearby to Craig Hospital. The project, which is the first medical office building developed on the Swedish campus in more than 30 years, is set to deliver in the first quarter of 2021. Once completed, it will feature 88,000 square feet of medical office space and 14,000 square feet of street-level retail, including restaurants, coffee and other service-oriented options. Additional on-site services include valet parking and a dedicated, enclosed 325-stall parking garage.

“Synergy offers the highest caliber of medical office space available in the market today,” said CBRE’s Burke. “With custom, build-to-suit suites and a state-of-the-art HVAC system—which is more important than ever due to the need for increased ventilation—the project caters to a wide variety of specialties and practice sizes.”

Approximately 52,000 square feet of medical office space remains available for lease at the project.

New medical office space has proved popular in metro Denver. A total of 124,000 square feet of newly constructed space delivered in the first half of 2020 with 88.8 percent of the new supply preleased, according to CBRE research.
