NavPoint Real Estate Group Facilitates Sale of New Construction O’Reilly’s National Credit STNL Investment in Centennial for $2,678,000

Centennial, CO – NavPoint Real Estate Group is pleased to announce it has completed the sale of 6751 S Potomac Street. The property consists of an 8,482-square-foot freestanding building that sits on approximately 1.01 acres of land. The tenant, publicly traded O’Reilly Automotive Inc., recently signed a new 15-year NNN lease on the newly constructed building.

“Our client was seeking strong credit with a fresh term and quality construction. With automotive parts retailers continuing to perform well, this asset met all the investment criteria we were looking for, especially in the midst of a recession,” stated Matt Call of NavPoint.

Located near the intersection of South Potomac Street and East Arapahoe Road, combined traffic counts exceed 77,000 vehicles per day. The area surrounding the property has experienced a 37 percent population increase since 2000 and is expected to increase an additional 10 percent in the next five years.

The buyer, Silverwood Investments, was represented by Matt Call and Collin Tedesco of NavPoint Real Estate Group. The seller, Vaquero Centennial Partners LP, was represented by Vincent Knipp of Marcus & Millichap.

This transaction successfully closed in January 2023.
