Denver – Nexus Commercial Realty, LLC, has closed on the sale of the Federal Terrace Apartments, a 69-unit multifamily property for the sale price of $8,866,500. Sean Holamon of Nexus represented the Seller, and Jason Koch of Nexus represented the Buyer in the transaction.

The Federal Terrace apartments consist of three buildings totaling 42,149 SF, with 10 two-bedroom units and 59 one-bedroom units. The buildings are three-story exterior walkups with onsite laundry and off-street parking.

The property is located at 3030-3060-3080 South Federal Boulevard, near the intersection of West Dartmouth Avenue and South Federal Boulevard. The apartments are in close proximity to the Loretto Heights Redevelopment Project.

The Buyers are excited to grow their presence along South Federal Blvd as the area continues to improve. Minor cosmetic and mechanical improvements are planned for the property, as well as introducing professional third-party management. The seller is 1031 exchanging into NNN opportunities that are less management-intensive.
