Denver – Nexus Commercial Realty, LLC, has closed on the sale of The Hill Apartments, a 23-unit multifamily property for the sale price of $3,100,000. Austin Smith of Nexus represented both buyer and seller in the transaction.

The Hill Apartments is a 14,061 square foot building that contains 23 1bd/1ba units. The building is a three-story exterior walkup with onsite laundry, storage lockers and off-street parking in front of and behind the building. The units are spacious, especially the end units, and the property has no vacancies.

The Hill Apartments are located at 2700 S. Federal Blvd, at the corner of S Federal Blvd and W Yale Ave. in the College View neighborhood of Southwest Denver. The property is centered between Highway 285 and 6th Ave. on Federal, both of which are major thoroughfares that run East/West in Denver Metro. The property is also located blocks from the Loretto Heights Redevelopment project.  

The property was delivered in good condition with a new roof. The buyer plans to continue to upgrade interiors of the units and continue to provide a great living environment for the tenants that the previous owner created.
