Denver – Nexus Commercial Realty, LLC, has closed on the sale of the Traci Lea Apartments, a 10,857 square foot apartment building for the sale price of $2,850,000.  Austin Smith of Nexus represented the Seller, Nik MacCarter & Brandon Kaufman of Nexus represented the Buyer.

The Traci Lea Apartment complex is located at 3430 S. Grant St. in Englewood near the Swedish and Craig Hospital campus as well as the S. Broadway retail and shops. The multifamily property contains 19 units, including 18 1 bed/1 bath units and one 2 bed/1 bath unit.

The building is located near the intersection of S. Grant and E. Hampden Ave. It has great access to US Highway 285, S. Broadway and S. Santa Fe Dr. The property has a very strong tenant base due to the nearby jobs at the hospital and along S. Broadway.

The property was conveyed with very little deferred maintenance and has been kept in great condition by the seller. The buyer plans to operate the property as-is and will make upgrades to the units and building to create the best living environment for tenants.
