The 35-unit apartment building, also known as Courtyard on Windermere, was built in 1971 and sold on June 30th with a contract price of $6,000,000; $171,429 per unit and $300.93 per square foot. Newell commented that “this Buyer would not have been interested in Courtyard on Windermere by itself due to its size. Thankfully we were able to negotiate a deal with the adjacent neighbor to the north, which brought enough scale to the table for the Buyer to pursue both assets. We ran the two transactions with identical timelines and we were able to obtain one agency loan for both properties.”
