Denver –  Nexus Commercial Realty, LLC, has closed on the sale of University Flats at 2501 S University Blvd, a 4-unit, 2,688 sq. ft. building for the sale price of $877,800.  Jason Koch of Nexus represented the Seller, UPC DU LLC, and Buyer.

University Flats was built in 1948 and has two 1bed/1bath and two 2 bed/1 bath units. The property is in the prime location on the corner of E. Harvard Ave. and S. University Blvd., near Denver University. It is also walking distance to numerous restaurants, bars, and stores.

Buyer is looking to grow rents as the areas demand continues to rise. Some capital improvements are also intended over time, but in general, the property should continue to operate as is for some time to come.
