CBRE Brokers $4.2 Million Sale of Silverleaf Apartments in Lakewood, Colo.

CBRE announced the $4.2 million sale of the Silverleaf Apartments in Lakewood, Colo., to a private 1031 exchange buyer. Robert Bratley with CBRE Capital Markets in Denver represented the seller, a private investor. Craig Branton with CBRE’s Debt & Structured Finance group in Denver arranged the acquisition financing.

“Silverleaf Apartments features some of the biggest two-bedroom floor plans in the submarket. The premium-level renovated units are incredibly nice and prove that a higher-quality finish can achieve better rents in this location. The location also affords convenient access to employment options across west metro Denver and downtown,” said Mr. Bratley.

Built in 1969, the Silverleaf Apartments are located at 8150 W. 26th Avenue in Lakewood, Colo., directly across the street from Crown Hill park. The two-story building is on a 0.83-acre site with 35 parking spaces and a large front yard. The 19 units are mostly two-bedroom floor plans that average 900 square feet.
